Who we are

tayma.ae is run by Tayma, an independent real estate brokerage based in Sharjah, United Arab Emirates. You can reach us on WhatsApp +971 58 990 1551.

Tayma is a broker. We are not the developer, owner or landlord of any project or building shown on this site.

What the site shows

• Rents are the yearly rents listed by the landlord on the date shown. Sale prices, sizes, payment plans and master-plan figures are as published by the developer. Where a figure moves between phases we show "On request" and send it in writing instead.
• Images of off-plan projects are the developers' artist's impressions and are indicative only.
• Listings marked "Sample" on Tayma Finder are illustrations and are not available.
• Nothing on the site is an offer to sell or let, or financial advice. Availability and figures can change, and we confirm them in writing before you pay anything.

Tayma Finder

Tayma Finder is free to use. It ranks the homes and projects on tayma.ae against the budget, size and area you choose and shows the best matches with the reasons. A match is a suggestion, not a promise that a home is available or right for you.

Enquiries and call backs

When you send an enquiry, a viewing request, a price request, a call back request or a "tell me when" request, you give us your name and mobile number, and you may add a message. We use them to answer you on WhatsApp or by phone about that request. See your details below.

To stop spam, each form accepts only a small number of requests an hour from one connection.

Bookings, pre-bookings and reservations

Some pages let you book, pre-book or reserve a home online. The same rules apply on every one:

• A booking is a request. It is not a tenancy contract or a sale agreement, and nothing is paid online. Nothing binds you or the landlord or developer until you sign the tenancy contract, or the developer's sale and purchase agreement.
• Who can book. A booking needs your name and a mobile number with at least 9 digits. It is accepted from tayma.ae only.
• Holds. A booking puts the home on hold while Tayma checks it. On rental pages the hold runs until Tayma approves or declines the booking. On sale pages a hold lapses after 72 hours, one mobile number can have 2 pending holds at a time, and one connection can place 5 holds a day.
• Changes. You can change a pending booking from the same connection within 30 minutes of sending it. After that, WhatsApp us.
• Tayma decides. We approve a booking (the home becomes booked) or decline it (the home goes back on the market). If someone else's booking on the same home was approved first, yours cannot be approved.
• Prices. Rents and prices are the ones on Tayma's list for that home; what you pay is confirmed in writing before any payment. Fees and move-in costs are shown on each page and confirmed in writing before you pay.
• Following and cancelling. You follow your booking with the mobile number you used. You can cancel it from "My booking"; Tayma can also cancel a booking, with a reason (for example documents or payment not received, or the home no longer available). A cancelled booking can be reinstated within 7 days if the home is still vacant. We keep a record of cancelled bookings.
• Emails. Where a booking form asks for an email address (always optional) and you give one, we email you when we receive your booking and, where the page supports it, when Tayma approves, declines or cancels it. WhatsApp stays the main channel.
• Limits. One connection can send at most 20 bookings an hour.

Fees

Searching, enquiring and booking on tayma.ae are free. Where Tayma charges a commission or an optional service fee for a rental, the page shows it with the move-in costs (for example, the Al Barakah Towers page). For off-plan purchases, the price and payment plan are the developer's, sent to you in writing.

Using the site

Please do not send false bookings or other people's details, try to get around the limits above, or copy the site's content for resale. Automated agents may read the site and use its published tools, but must not send a lead or booking without the visitor's own confirmation.

Your details

How we collect, use and keep your details is set out in the privacy notice. In short: we use your number to answer you, and we never sell or rent your number.

Responsibility

We work to keep every figure correct and dated, but listings depend on what developers and landlords publish and can change without notice. Check the final figures in your contract before you sign or pay. Links to other sites (WhatsApp, maps, developers) are governed by those sites' own terms.
